We are excited to share that the construction along Zionsvillle road and the related pathway are underway! They are currently putting up road closures as the project ensues. This reconstruction project involves the widening of a one-mile section of Zionsville Road, converting it from its current two-lane configuration to three lanes by widening the existing lanes and adding a center turn lane between Technology Center Drive and 106th Street.
This project also includes adding a 10’ multi-use pathway the entire length of the project on the west side of the road as well as a 10’ multi-use pathway on the east side of the road from Inglenook and ZIonsville Cemetery north to 106th Street.

Inglenook of Zionsville October Neighborhood Update
Inglenook of Zionsville is officially under construction!
Construction is underway on the future site of Inglenook of Zionsville Pocket Neighborhood located just South of 106th, on the East side of Zionsville Road! There has been a lot of work going on behind the scenes, but we are now bringing out the big machines and the full crew. Our Inglenook construction crew is primed and ready to roll to bring another fantastic Inglenook Pocket Neighborhood to life!
First on the list are an access road, surveying the site, and finishing up the construction office!
Construction on Phase 1 homes will begin this fall starting in the Northeast corner of the neighborhood.
Homesites #1-16 are now for sale!
We are now accepting reservations for Homesites #1-16! Nearly 25% of the homes in Phase 1 have already been reserved. Please remember, certain home designs fit best on certain homesites. If there is a specific design or homesite that you would prefer, we recommend coming by and talking with us. There are limited quantities of homesites that fit a two-bedroom Betty, a Hunter, and a Spruce cottage designs. In the cases of the Betty and Hunter there is only one homesite remaining for each.

Sneak peak at the Spruce
The Spruce is one of Ross Chapin’s newest cottage designs. This particular design was drawn up specifically for Inglenook of Zionsville. The expansive wrap around porch lends itself nicely to the beautifully wooded site and connected community. The porch opens up into an open great room that stretches the width of the home and includes the kitchen, dining, and living areas. Like all Inglenook designs, Ross Chapin has conscientiously divided the active areas from the passive (or more private) areas.
The first Spruce to be built will be a custom Spruce on homesite #12. We can’t wait to build this one! There are only two remaining homesites for a Spruce – homesite #1 and homesite #2. THREE HOMES SOLD!
Three homes within Phase 1 construction at Inglenook’s Zionsville Pocket Neighborhood have sold! Welcome, welcome, and welcome to our intimate community and the Inglenook family!
With three homesites sold, only thirteen remain in the first phase of development. In this phase there will only be ONE two-bedroom Betty, ONE Hunter, and TWO more Spruce designs with wrap-around porches mixed in with Inglenook favorites – the Plumrose, Ellis, and Madison. Each of these aforementioned home designs has a specific homesite in the neighborhood where it can fit. We are pleased to announce that we have received approval from the Zionsville Town Council to build an Inglenook pocket neighborhood! Inglenook’s newest pocket neighborhood will be tucked away on 17 acres of woodlands just minutes from Zionsville Village, south of 106th on Zionsville Road.
The heavily wooded site is bordered by Eagle Creek. Designed by award-winning architect Ross Chapin, Inglenook’s Zionsville pocket neighborhood will be a mix of two-, three-, and four-bedroom cottage-style home designs similar to those found at Inglenook of Carmel.
