Frequently Asked Questions at Inglenook Pocket Neighborhoods

We’ve had a steady stream of folks come through to say hello, ask questions, and walk through the first homes at Inglenook of Zionsville.  Along the way we’ve had some great questions arise that we would like to share.  After all, when it comes to finding the right home it starts with asking questions.

Q1: Will Inglenook of Zionsville connect to the Village?

A:  Yes!  The city of Zionsville plans to add a connecting pedestrian pathway along Zionsville road.  We couldn’t be more excited!

Q2: What’s to the south of the neighborhood? 

A: Inglenook of Zionsville is located on 17 acres.  The pockets of Cottage Homes will only be built on 9 of the 17 acres.  The remaining wooded acreage to the south is currently planned to remain woods.  The neighborhood plan showcases only the planned building portion of the community.

Q: Can we customize or change the floorplan?

A: The level of customizations we can make will depend on the floorplan, the Homesite, and what you’re looking to do.  Casey, Inglenook’s builder, can walk you through what homeowners have added or changed in the past, as well as discuss any customizations you may want to make.  Our goal in this discussion is to ensure that the home design you’ve selected fits your daily life.  To schedule a meeting with Casey, Inglenook’s builder, please email us at


Q:  What does the HOA cover?

A: The HOA covers all snow removal and grass mowing.  We estimate the HOA fee to be around $125 a month.


Q:  How do I Reserve a Homesite?

A:  To reserve a Homesite you will need to fill out a Reservation Agreement.  A Reservation Agreement does not create a legal binding obligation.  It works as a statement outlining your desired Homesite, Home design, and intention to purchase.  Alongside the Purchase agreement we require a fully refundable $5K deposit to hold your Homesite.  Prior to home construction is when we would move into an official Purchase Agreement.  If you need or want to switch Homesites, no problem, we can work with you to move to a different Homesite.
