Inglenook of Zionsville October Neighborhood Update
Inglenook of Zionsville is officially under construction!
Construction is underway on the future site of Inglenook of Zionsville Pocket Neighborhood located just South of 106th, on the East side of Zionsville Road! There has been a lot of work going on behind the scenes, but we are now bringing out the big machines and the full crew. Our Inglenook construction crew is primed and ready to roll to bring another fantastic Inglenook Pocket Neighborhood to life!
First on the list are an access road, surveying the site, and finishing up the construction office!
Construction on Phase 1 homes will begin this fall starting in the Northeast corner of the neighborhood.
Homesites #1-16 are now for sale!
We are now accepting reservations for Homesites #1-16! Nearly 25% of the homes in Phase 1 have already been reserved. Please remember, certain home designs fit best on certain homesites. If there is a specific design or homesite that you would prefer, we recommend coming by and talking with us. There are limited quantities of homesites that fit a two-bedroom Betty, a Hunter, and a Spruce cottage designs. In the cases of the Betty and Hunter there is only one homesite remaining for each.

Sneak peak at the Spruce
The Spruce is one of Ross Chapin’s newest cottage designs. This particular design was drawn up specifically for Inglenook of Zionsville. The expansive wrap around porch lends itself nicely to the beautifully wooded site and connected community. The porch opens up into an open great room that stretches the width of the home and includes the kitchen, dining, and living areas. Like all Inglenook designs, Ross Chapin has conscientiously divided the active areas from the passive (or more private) areas.
The first Spruce to be built will be a custom Spruce on homesite #12. We can’t wait to build this one! There are only two remaining homesites for a Spruce – homesite #1 and homesite #2. We often get the question – “Who lives in your pocket neighborhoods?” When we set out to build pocket neighborhoods we don’t intend to build them for just one demographic. Our goal is to build a neighborhood for people who are searching for something more than a house; we build for people searching for a community.
Over the past few years we’ve had the joy of building twenty-seven different cottage homes for twenty-seven different families in our Carmel pocket neighborhood. Here we have welcomed young families, old families, new friends and old, dog people, cat people, musicians and artists, and a motorcycle lover too!
These are the faces of the Inglenook Family. These people have moved from nearby cities, across the country, and from overseas to find this type of community.

Meet Hunter and Spruce – Joining the Zionsville Home Line-up
The Hunter: A new three-bedroom option, the Hunter is comfortably spacious with architecturally angled walls and cozy custom built-ins that surprise and delight throughout the home. The architecturally angled walls provide design appeal, but also function in maximizing space in the dining and living rooms.

The Hunter also features two outdoor porches – one welcoming people as the main entrance into the home and the other on the opposite side of the living room, next to the kitchen. The second porch is a picture perfect spot for a grill, a couple of outdoor chairs for relaxing, or both!
The Spruce: The Spruce welcomes friends and family with an expansive front porch stretching the width of the home. On a select number of homesites the porch will actually wrap around the side of the house. This enormous front porch extends the living space and creates an outdoor living experience unlike any other. Host family dinners, unwind on the front porch swing, or enjoy the sunset while sipping on sweet tea (or hot cocoa).
The porch opens into the dining, kitchen, and living rooms, which serve as the quintessential
heart of the home. Offering easy side-yard access the Spruce has a second, smaller porch or patio extending directly off of the kitchen. Rounding out the Spruce is a mainfloor master suite. Two additional bedrooms and a third bath upstairs complete the upstairs.
The Hunter and Spruce homes have been created specifically for Inglenook’s Zionsville community! We are looking forward to bringing them to life!

Updates To Our Favorite Inglenook Homes For Zionsville
We have just posted our updated and new Zionsville home designs on our website! In the line-up for Zionsville are three returning favorites and two new ones – the Plumrose, the Madison, the Ellis, the Hunter, and the Spruce.
For those of you who have toured the Plumrose, Madison, and Ellis at the Inglenook of Carmel pocket neighborhood, we’ve made a few changes we’re excited to share.
The Plumrose: A fan favorite at Inglenook of Carmel, the Plumrose is a three- or four- bedroom, two-and-a-half bath cottage-style home with beautiful vaulted bedroom ceilings, numerous large windows, and flexible design. The flexibility in design is a unique attribute of the Plumrose. Take the second “bedroom” upstairs – make it a spacious, quiet master retreat and master bath, or a bright and cheery child’s bedroom and playroom, or a guest bedroom and office. The possibilities are endless and the decision is yours.
Updates to the original Plumrose include the addition of a larger laundry/mudroom and a separate office area on the first floor, added height to the bathroom on the second floor, and the addition of a coat closet and pantry.
The Madison: The largest of the Inglenook cottage homes, the Madison is a three-bedroom, two-and-a-half bath cottage-style home. We have been working away to bring some exciting updates to the Madison! Updates include: a larger master bedroom on the main floor complete with walk-in closet and larger bath, the addition of a pantry and a coat closet, and most excitingly an option for a wrap-around porch with access to the side-yard!
The Ellis: We have blended two of our favorite cottage homes – the Ellis and Iris – to create a one-of-a-kind place to call home. The new three-bedroom Ellis now boasts a main floor master suite with walk-in closet and larger bath and a reconfigured laundry/mudroom area. The Ellis also possesses several different options for your outdoor space – an expansive, room-sized front porch, or a cozy half-porch, a bedroom terrace or outdoor side porch.
We are nearing an official announcement to roll out the final neighborhood plan and begin accepting reservations. Single-story, two-bedroom homes will be available upon request.
