Here are a few charming homesites still available in Phase 1 to whet your appetite:
Homesite #10 – This homesite is quietly tucked away along the outside of the neighborhood in a beautiful, large, corner lot. Located in the Northeast corner of the Pocket Neighborhood homesite #10 is one of the most private homesites in the neighborhood, and will be among the first set of homes to be completed. This homesite can accommodate a Plumrose, Madison, Ellis, or Iris design.
Homesite #2 – With a large wrapping lot, this homesite offers the unique opportunity for a wraparound porch on one of Inglenook’s newest Ross Chapin design – the Spruce. Located near the front of Inglenook’s pocket neighborhood, this home will serve as a warm welcome into the community.
Homesites #4 & #7 - Overlooking a common greens, homesites #4 and #7 have the best of both worlds – a quiet outside lot and the action of living on a community green space. These homesites can accommodate a Plumrose, Madison, Ellis, or Iris cottage home design.

Inglenook of Zionsville October Neighborhood Update
Inglenook of Zionsville is officially under construction!
Construction is underway on the future site of Inglenook of Zionsville Pocket Neighborhood located just South of 106th, on the East side of Zionsville Road! There has been a lot of work going on behind the scenes, but we are now bringing out the big machines and the full crew. Our Inglenook construction crew is primed and ready to roll to bring another fantastic Inglenook Pocket Neighborhood to life!
First on the list are an access road, surveying the site, and finishing up the construction office!
Construction on Phase 1 homes will begin this fall starting in the Northeast corner of the neighborhood.
Homesites #1-16 are now for sale!
We are now accepting reservations for Homesites #1-16! Nearly 25% of the homes in Phase 1 have already been reserved. Please remember, certain home designs fit best on certain homesites. If there is a specific design or homesite that you would prefer, we recommend coming by and talking with us. There are limited quantities of homesites that fit a two-bedroom Betty, a Hunter, and a Spruce cottage designs. In the cases of the Betty and Hunter there is only one homesite remaining for each.

Sneak peak at the Spruce
The Spruce is one of Ross Chapin’s newest cottage designs. This particular design was drawn up specifically for Inglenook of Zionsville. The expansive wrap around porch lends itself nicely to the beautifully wooded site and connected community. The porch opens up into an open great room that stretches the width of the home and includes the kitchen, dining, and living areas. Like all Inglenook designs, Ross Chapin has conscientiously divided the active areas from the passive (or more private) areas.
The first Spruce to be built will be a custom Spruce on homesite #12. We can’t wait to build this one! There are only two remaining homesites for a Spruce – homesite #1 and homesite #2. A Closer Look At Inglenook’s New Zionsville Site
Located minutes away from Zionsville Village, Inglenook’s newest pocket neighborhood will be tucked away on 17 acres off Zionsville Road, south of 106th Street. The neighborhood plan is still underway, but we couldn’t wait to share these details about our new home!
Upon a quick drive-by the first thing you’ll notice is the size; the acreage of Zionsville’s neighborhood is three-times larger than Inglenook of Carmel. While it is three-times larger, there will only be 45-50 cottage homes built at Inglenook’s Zionsville neighborhood. Inglenook’s Zionsville pocket neighborhood will be a mix of two-, three-, and four-bedroom cottage-style home designs from Ross Chapin Architects. The final list of home designs is being worked through, but you can expect to see some of your Inglenook of Carmel favorites and some new cottage designs just for Zionsville.
One detail that is still outstanding is the official name of Inglenook’s new Zionsville pocket neighborhood. We have some ideas of our own, but would love to have you, the future homeowners, help name the neighborhood.
